The Site is situated adjacent to Jalan Kwong Lee Bank and Jalan Datuk Marican Salleh, strategically located with great accessibility, and not far from Kuching City and Petrajaya. The area is ideal for investment and accommodation since the interchange station for Sarawak's first autonomous rail transport (ART) will be located close to the project site. The ART train will connect to universities (Swimburne, UNIMAS, and UITM), Kuching city centre, Petrajaya region, and Damai Beach area.

The overall architectural concept and expression are derived from the profile of Sarawak hill. The character of staggered layering at the podium and big pillars supporting the tower resembles the land contours with hills and big giant trees of Sarawak nature.

The architecture itself is a diagrammatic building where elevation itself celebrated the key programme and activities of the building. The roof deck itself is part of the key design feature where it is located adjacent to the vision of the grand entrance forming a strong character with facilities celebrating the view towards Mount Santubong and Mount Serapi.

As for the planning, the concept is targeted to form relations between different spaces. For instance, Retail Alfresco will be celebrated with live events in the common area complementary with the Escape Challenge activity. With the aim of strengthening the point of relations between spaces, the staggering form of podium parking also formed a visual connection between Service Apartment Facilities Deck and Sovo Deck Facilities Deck.

Flea Market will be introduced to the wide road area in front of the retail establishments, and the Escape Challenge will be a new activity for fostering community relations in the city.
